7 Roof & Exterior Problems We Look for in Western Washington Homes

Western Washington homes deal with a combination of prolonged wet weather, wind driven rain, moss friendly conditions, aging building materials, and complicated roof to wall transitions. That is why diagnosing an exterior problem often requires looking beyond the obvious symptom.

The following seven areas are among the conditions we pay particular attention to when evaluating residential roofing and exterior systems. They aren’t ranked by frequency, and every home is different. The purpose is to show homeowners where problems can develop, what warning signs to watch for, and when a professional evaluation may be worthwhile.

1. Roof to Wall and Chimney Flashing

Some of the most important parts of a roofing system are also some of the least noticeable.

Flashing is installed where roofing meets another surface or where water needs to be directed around an interruption in the roof. Common locations include:

  • roof to wall intersections;
  • chimneys;
  • dormers;
  • valleys;
  • plumbing vents;
  • skylights; and
  • other roof penetrations.

These transitions deserve special attention because water is being directed around changes in the roof rather than simply flowing down an uninterrupted roof plane.

Because water can move through concealed assemblies, the visible damage may not identify the actual entry point.


2. Skylights, Plumbing Vents, and Other Roof Penetrations

Every opening through a roofing system creates another detail that must manage water correctly.

That includes:

  • skylights;
  • plumbing vent pipes;
  • exhaust penetrations;
  • chimneys; and
  • certain mechanical penetrations.

A problem doesn’t necessarily mean the skylight or vent itself has failed. The weakness may instead involve the flashing, boot, surrounding roofing material, underlayment, fasteners, or an earlier repair.

Why repeated caulking may not solve the problem

Caulk can be appropriate in certain roofing details, but it should not be treated as a universal solution for a poorly constructed flashing system.

If water is getting behind the surrounding roofing or flashing, adding more sealant to the visible surface may temporarily change the symptom without correcting the underlying water management problem.

That is one reason repeated leaks around a skylight or vent deserve a closer inspection.


3. Roof to Siding Transitions and Hidden Water Intrusion

Sometimes what looks like a siding problem begins higher on the home.

Roof runoff must transition properly into gutters and away from adjoining exterior walls. When water repeatedly reaches an improperly protected roof to wall intersection, it may move behind the siding system rather than safely away from the structure.

Exterior cladding is also not intended to function as the home’s only water management layer. James Hardie, for example, specifically emphasizes flashing, weather barriers, roofline details, gutter placement, and moisture management practices as parts of a properly constructed siding assembly.

What we look for

Potential signs of a larger water management issue may include:

  • swollen or deteriorated siding;
  • peeling paint;
  • soft exterior materials;
  • staining below roof edges;
  • deterioration around windows;
  • recurring siding repairs in the same location;
  • improper roof to wall clearances; or
  • missing or inadequate flashing.

Why this matters

Replacing the visible damaged siding without correcting the source of the water can allow the same problem to return.

This is why Ferdi approaches certain projects as an exterior system problem, rather than assuming that every roof issue belongs only to the roof or every siding issue belongs only to the siding.

The source needs to be identified first.


4. Attic Moisture, Airflow, and Ventilation Problems

Not all moisture visible underneath a roof comes from rain.

Indoor moisture can also move into attic and roof assemblies. When warm, moisture containing air reaches sufficiently cold surfaces, condensation can develop.

The U.S. Environmental Protection Agency explains that colder air holds less moisture and that condensation can form when moisture in the air reaches cold surfaces.

The Department of Energy has also studied moisture accumulation in roof and attic assemblies because excessive moisture can contribute to mold and structural deterioration under certain conditions.

What we look for

Depending on attic accessibility and project scope, conditions worth investigating may include:

  • staining on the underside of roof decking;
  • visible condensation;
  • blocked intake or exhaust ventilation;
  • insulation obstructing airflow;
  • unusual moisture patterns;
  • mold like growth;
  • corroded fasteners;
  • inadequate bathroom or exhaust routing; or
  • deterioration that does not correspond with an obvious exterior leak.

Ventilation requirements depend on the construction of the building and roof assembly. Washington building provisions also address ventilation of applicable attic and rafter spaces, including airflow and protection against rain and snow entering through ventilation openings.

Roof leak or condensation?

The distinction matters.

Replacing shingles will not correct an interior humidity or ventilation problem, just as adding attic ventilation will not repair failed exterior flashing.

Correct diagnosis should come before deciding on the repair.


5. Gutters, Downspouts, and Roof Drainage

Gutters may seem separate from the roof, but they are part of the home’s overall water management system.

A roof collects a large amount of water during rainfall. That water needs to move:

off the roofing surface → into the gutter → through the downspout → away from vulnerable portions of the structure.

Problems anywhere along that route can change where the water goes.

  • overflowing gutters;

When a gutter problem becomes an exterior problem

Depending on the home, repeated uncontrolled runoff may contribute to deterioration involving fascia, siding, trim, roof edges, or other adjacent materials.

6. Aging, Damaged, or Previously Repaired Roofing Materials

An inspection should evaluate the condition of the roofing material itself, but roof age alone should not determine whether a homeowner needs replacement.

Two roofs of the same age can be in very different condition depending on:

  • exposure;
  • maintenance;

  • previous repairs.

7. Repairs That Addressed the Symptom but Not the Source

One of the most frustrating situations for a homeowner is a leak that returns after it has already been “fixed.”

That does not always mean the previous contractor repaired the wrong location. Water intrusion can be difficult to trace, particularly where multiple roof planes, walls, penetrations, or concealed assemblies are involved.

What we look for

The goal should not be to keep layering repair material over the same visible spot.

The goal is to identify why water is getting there in the first place.
